Val, watched by Vic, opens the north door to the left to reveal what was once an L-shaped room, perhaps twenty by twenty feet overall, with shuttered windows in the north and west walls.
Most of the furnishings seem to have been detroyed by something, presumably a rock, that smashed the northwest corner of the inn.
Hanging on the east wall is a tapestry depicting a mountain landscape, and tucked under the window in the southeast corner is a locked wooden chest.
There is some, albeit not much, remaining of the floor to walk on around the edge of the room.
Meanwhile Unbar smacks into the north door to the right and rushes into an intact L-shaped room, perhaps twenty by twenty feet overall, with shuttered windows in the north and east walls.
It is obviously a bedroom: containing two beds, a (closed) wardrobe, a desk, and a matching chair.
An oil lamp sits on one corner of the desk, and another rests on a small table tucked between the two beds.
A bearskin rug lies on the floor between the two beds.
The desk has a single, closed drawer.
What next?

Unbar heads back into the hall calling out that his room is clear and heads to the next door on his side of the hall and proceeds to enter the same way.

If the rooms are called as clear he will toss the end of his rope to Val, then try to work his way out to the chest.

A large hole in the roof is testament to the passage of another rock that also tore away most of the floor. It destroyed two beds and a wardrobe as it passed through the chamber, leaving an overturned desk and chair tucked under the window in the northeast corner of the room unscathed. Jim notices all these things as if in slow motion as a female wearing a rough brown robe stands and shoots a crossbow bolt at his chest. [Unbar: AC21, 14 pierce dam, plus 11 poison dam DC13 poison save for ½] The dwarf teeters on the edge of the gaping hole in the floor as if unsure whether it's safer downstairs. "Oooops! By Beshaba's blistered bunions! You're no goblin!" says a confident-sounding female voice from the room Unbar entered violently.
It sounds to Vic as if Unbar has issues.

Whilst peering round the south-west bedroom Val hears the "Thwack..crump" of a crossbow. It's from the hallway.

Vic drops his rope. "What's going on!?" He will move over to Unbar.

The crossbow bolt itself hits for enough to render Unbar unconscious with 3 damage left over
Dwarven Resilience - advantage on saving throws against poison, resistance against poison damage
ConSave(3): [1d20+3] = 1+3 = 4 , [1d20+3] = 18+3 = 21
poison save success so he takes half of 11 and resistance to bring that to a quarter of 11 total. rounding down that is 2 poison damage.
I am pretty sure the dex save is an automatic fail as he is unconscious so he takes another 4 damage which means he takes 9 damage after being rendered unconscious which is not enough to kill him outright as it falls 2 damage short of his hit point maximum of 11.
It seems Unbar does indeed have "issues"

I got the falling damage wrong. Since he was already unconscious, the damage from the fall should result in a failed death saving throw. Or whatever the DM decides.
